We offer ready-made house plans — from compact 40 m² homes to projects of up to 100 m² — for foreigners who want to build a house in Serbia with clear, professional support every step of the way.
Each house has a practical layout, well-designed elevations and schedules of the main building materials, and can be handed over to builders to estimate the construction cost. The projects are developed in Revit and adapted to Serbian building codes and materials.
We also support your project in Serbia until the building permit is issued. The required documentation is prepared and approved together with licensed Serbian partners.
We also offer interior design: choose a standard interior package for the selected project or order a custom interior tailored to your needs.
If needed, a standard plan can be adapted to your requirements.

Yes, many foreigners build in Serbia. The rules for buying property depend on your citizenship (the reciprocity principle) and on the zoning of the land. Foreign individuals cannot buy agricultural land. Before buying a lot, we recommend checking its status with a notary or attorney — and with us: we will tell you whether a house can be built there and which plan fits.
No. You communicate with us in English or Russian at every stage. Our licensed partners — Serbian architects — deal with the Serbian authorities.
The licensed Serbian architects we work with. You sign a contract with us, and we coordinate all the work with our partners: documentation, approvals and obtaining the building permit.
Usually: location information → location conditions (lokacijski uslovi) → permit drawings (PGD) with technical review → building permit application (građevinska dozvola) through the eDozvola online system.
After construction, you get an occupancy permit (upotrebna dozvola) and the house is recorded in the land registry.

The legal review periods are short, but in practice it usually takes 3–5 months from the start of the documentation to the permit. The timing depends on the lot, the municipality and how complete the documents are.
This should be checked before buying the plan — ideally before buying the lot: zoning, allowed lot coverage, number of stories and setbacks. Send us the parcel number or address and we will tell you which plan fits and what to keep in mind.
Yes. We can adapt the layout, elevations and materials to your needs and to the lot conditions. Modifications are billed separately.
No, we do not have our own construction crews. We design, prepare the documentation and support the project until the building permit is issued. You choose the contractor — the plan is handed over to them for a cost estimate. On request, we can provide architectural supervision during construction.
